This is a ProLogis development.

The creation of a 90 acre flagship employment park and 1,035,000 sq ft pre-let to Marks & Spencer with up to 1,000 new jobs.

Site acquired without planning consent in November 2006.

Original planning policy restricted building size to 25,000 sq ft. Consent subsequently obtained for 3,980,000 sq ft in one building over 4 floors, following referral to Government office.

Partnering approach with Bradford Council, County Council, Highways Agency and Regional Development Agency.

Major earthworks, plateauing and infrastructure project. 14m fall across the original site requiring cut & fill re-profiling of 700,000 tonnes of material to form single 65 acre plateau for the M&S project.

Integration with local road network and M606 motorway.

Delivery and construction of 1,035,000 sq ft ‘carbon neutral’ national distribution hub for Marks & Spencer.
