First Industrial commence work to develop Birmingham100

First Industrial are working in partnership with real estate investment and development business Barwood Capital to create prime industrial warehouse space just north of Birmingham city centre.

Construction has commenced on Birmingham100 which is being speculatively built a short distance from the M6 motorway to provide a 100,075 sq. ft. (9,296 sq m) industrial warehouse unit scheduled for completion by Q3 2017.

Following planning approval from Birmingham City Council, a ground-breaking ceremony was held by Edward Henson, Director of Barwood Capital, Oliver Bertram at Development Director, First Industrial, and Toby Hooper, Buckingham Group.

The warehouse and two-storey fully-fitted office space, capable of accommodating up to 130 people, will be made available for sale at £11.5 million or to rent at £6.50 per sq. ft. on the site located on Walsall Road next to the A34.

First Industrial are acting as Development Manager in partnership with Barwood Capital’s 2015 Property Fund, which secured the site in October 2016.

“Birmingham100 offers an ideal opportunity for Midlands based businesses looking to expand or national companies looking for a highly-prominent building in a prime urban location, yet only minutes away from the motorway network,” said Oliver Bertram.

“As we mark the official ground breaking, we look forward to seeing the construction phases and the finished building. We have been pleasantly surprised with the initial interest from the wider market, which goes to show the lack of opportunities for new state-of-the-art facilities.”

Barwood Capital anticipate demand for a warehouse unit that will be suitable for industrial storage and distribution, wholesale, cash and carry or trade counter uses.

Edward Henson commented: “It is great to have broken ground at Birmingham100. We are speculatively constructing the building to meet the demand from businesses looking for a brand new warehouse in an excellent Midlands location.”

Barwood and First Industrial have appointed Buckingham Group Contracting Limited as the main contractor who will employ 100 people to construct the building.

Buckingham Group Contracting Limited have delivered over 860,000 sq. ft. for First Industrial in the last two years, so all parties are confident of delivering a state-of-the-art building on time and on budget.

The retained property consultancies for Birmingham 100 are JLL, CBRE and Burbage Realty.
